Courtyard Apartments

Jackola’s work with Community Action Partnership of Northwest Montana (CAP) began in 2012 with architectural and engineering services for the Courtyard Apartments in Kalispell, Montana. The initial work focused on predevelopment activities for a major rehabilitation and retrofit effort of the low-income, multi-family facility with 32 apartment units in (4) buildings. A comprehensive facility condition assessment was performed by architectural and engineering staff including a walk-through of each unit and exterior building/site inspections. The results of this assessment were coordinated with a Capital Needs Assessment (CAN) to create a multi-disciplined deficiency list that was used for project costing and rehab activity prioritization. The scope included site work with improved drainage, parking lot, sidewalks, new children’s playground, new stairs to the upper level units, complete roof, building siding, and window replacement, replacement of all appliances, HVAC systems, water heaters, plumbing fixtures, flooring, and painting. To meet UFAS, Fair Housing Act, and ADA standards, various modifications to kitchens, bathrooms, site amenities and new community room were also required. Additionally, a new laundry room, two offices, and storage room were designed. The design was aligned with the requirements of the Qualified Allocation Plan including accessibility, energy and green building initiatives. Jackola provided CAP with preliminary design documents and project pricing in support of various applications for project funding including MBOH and LIHTC.  Jackola also worked with CAP to develop a GC pre-qualifications RFQ. Subsequent work included the progression of the design through construction documents including drawings and project specifications.
